Disney announced during the annual DVC Condominium Association Meeting today that the new DVC tower at Disney’s Polynesian Village Resort will be part of the same association as the Polynesian’s current Disney Vacation Club offerings.

There are several ramifications of this announcement, for both existing DVC members who own at the Polynesian, as well as new members who are looking to purchase a membership in the new Polynesian tower.

The major effect of both sets of rooms existing in the same condominium association is that home resort priority will extend to both the existing studios and bungalows as well as the new tower rooms, for both existing and new Polynesian DVC owners. That means current members who currently receive the home resort priority booking window will be able to book rooms in the new tower at the 11-month mark. On the flip side, new members who purchase tower points will be able to book the studios and bungalows at the 11-month mark.

This will benefit current owners, who often voice concerns that there are no one-bedroom or two-bedroom accommodations at the existing Polynesian DVC Resort. This will also benefit new members who want to book bungalows, as the limited inventory of these unique accommodations tends to book up quickly, and having the home resort priority booking window will be a significant advantage.

This arrangement is analogous to how the new DVC rooms at Big Pine Key at Disney’s Grand Floridian Resort were merged into the existing condominium association, thus allowing new owners to book accommodations in the main DVC building at the Grand Floridian.

The biggest beneficiaries of this situation may be DVC resale buyers. You may remember that when Disney’s Riviera Resort first went on sale, the contracts had a clause that if those Riviera Resort points were resold, the new buyer would not be permitted to use those points to book rooms at any of the existing DVC resorts. That greatly reduced the attractiveness of the Riviera Resort for resale buyers, as your use of your points would be severely restricted. This also had the effect of suppressing resale value of Riviera Resort contracts. With the new Polynesian tower being integrated into the existing condominium association, resale buyers of Polynesian contracts will not have any restrictions on using their points at existing DVC resorts. This fact makes the purchase of a Polynesian DVC resale contract a much more attractive prospect.

If you are in the market for a DVC resale contract, and if you are thinking about the Polynesian as your home resort, now is the time to act, because once these new rooms go on sale through DVC, the price of Polynesian resale contracts will undoubtedly increase, based on historical precedent.

The new Polynesian DVC tower is under construction and expected to open next year.
