Disney’s Riviera Resort, a Disney Vacation Club hotel at Walt Disney World, is 95% “sold out,” DVC Fan reports.
Riviera Resort Almost Sold Out
Disney’s Riviera Resort opened in December 2019 and has since been in an active sales cycle. Disney Vacation Club prominently features the resort in advertising, sales offers, and incentive campaigns as they try to work through the resort’s full inventory of points.
A new notice from DVC about its fall 2026 incentives states the resort is 95% sold, which is 6,739,966 total vacation points. About 378,500 points are still available.
Disney won’t sell all of those points, however. By regulation, they retain a minimum of 2% of a resort’s points — about 134,800 for Riviera. That means there are actually about 243,700 points left to sell. Once those are gone, the resort will be considered “sold out.”
From January through August 2026, Riviera Resort averaged about 50,600 points sold per month. DVC Fan estimates based on that number that Riviera could sell out in February or March 2027.
All that said, Riviera points will still be available to buy after its active sales cycle ends. But Disney will raise its price per point and stop offering so many incentives.
Disney is currently selling Riviera at $243 per point. DVC Fan says it could jump by $10 to $20 or more when it’s sold out.
Over at DVC Resale Market, however, Riviera resale contracts averaged about $114 per point in September 2026.
The expected timeframe for Riviera’s sell-out almost perfectly lines up with the opening of Disney’s Lakeshore Lodge. The new DVC resort will open on July 1, 2027, with points going on sale in the months before that. At that time, DVC will want to shift its attention away from Riviera Resort to Lakeshore Lodge.
